Legal & Disclaimers
Please read this before using our site or applying for a home. Last updated October 26, 2026.
Photos, Virtual Staging and Digital Editing
Photographs on this website, and on any listing we publish on third-party sites such as Zillow, may be digitally staged, digitally enhanced, or otherwise edited. Virtual staging adds furniture, rugs, artwork, plants, lighting effects and other decor to a photo of an empty room. None of that decor is included with the apartment, and the actual unit is rented unfurnished unless the listing says otherwise.
Digital editing may also adjust lighting, color, brightness, floor or wall appearance, and the view through windows, or remove items from a photo. Photos that carry a "Virtually Staged" label are digitally staged, but a missing label does not guarantee a photo is unedited. Photos are for general illustration only. Room size, layout, finishes, flooring, fixtures, appliances, colors, condition and surroundings may differ from what you see online.
Please tour the apartment in person before applying, and do not rely on photos, videos or descriptions when deciding whether to rent. Appliances, finishes and other details may be updated, substituted or removed over time.
Listing Information and Availability
Rent, availability dates, unit descriptions, amenities and policies shown on this site are provided for convenience and may change at any time without notice. A listing is an invitation to apply, not an offer to lease. No lease, reservation or holding agreement exists until a written lease is fully signed by all parties and any required deposit or first payment is received.
We make reasonable efforts to keep information accurate, but errors, typographical mistakes and out-of-date information can occur. If an error is found, we may correct it and are not required to honor the incorrect information. A unit may be rented, withdrawn or taken off the market at any time, including after you apply and before a lease is signed.
Any square footage, room dimensions, floor plans or distances are approximate where given. Any information about schools, transportation, shopping or neighborhood features is not verified and should be confirmed independently.
Utilities, Services and Included Items
Unless a listing or your signed lease says otherwise, tenants are responsible for water, sewer and electric service, as well as internet, cable, phone and any other utilities or services. Trash service is included where the listing says so. Which items are included is controlled solely by the signed lease.
Statements such as "internet ready" mean only that the unit may be able to connect to a service. We do not provide, guarantee or control the availability, speed or quality of any third-party service.
Equal Housing Opportunity and Fair Housing
We are committed to the letter and spirit of federal, state and local fair housing laws. We do not discriminate on the basis of race, color, religion, national origin, sex (including sexual orientation and gender identity), familial status, disability, age (40 and over), ancestry, use of a guide or support animal, or any other status protected by law, including in advertising, showings, applications, screening, lease terms and enforcement.
Reasonable accommodations and modifications for persons with disabilities are available on request. To make a request, or if you believe you have experienced housing discrimination, please contact our office. You may also contact the U.S. Department of Housing and Urban Development (HUD) at 1-800-669-9777 or hud.gov, or the Pennsylvania Human Relations Commission at phrc.pa.gov.
Applications, Screening and Fees
All applicants age 18 or older who will live in the home must apply and be approved. Before applying, we suggest touring the property. Applications are processed through a third-party screening provider, which runs a background check, a soft credit check and an eviction records check. Screening criteria are written, may vary by property or rent amount, and are applied consistently to every applicant for the same home. We may deny any application that is incomplete, inaccurate or does not meet our criteria, as permitted by law.
By submitting an application you authorize us and our screening vendors to verify the information you provide, including through consumer reporting agencies. Criminal history is considered only as permitted by law and may be reviewed individually, taking into account the nature, severity and age of any record and its relevance to the safety of residents and property. If we take adverse action based on a consumer report, we will provide the notices required by the Fair Credit Reporting Act, including the name of the reporting agency and your right to obtain a free copy of the report and to dispute it.
The application fee is $35 and covers screening costs. It is refunded to applicants who sign a lease with us. Otherwise it is non-refundable once screening has begun, except where the law requires otherwise. Submitting an application does not guarantee approval or reserve a unit.
Providing false or misleading information on an application is grounds for denial or, after move-in, for termination of the lease.
Security Deposits and Move-In Funds
Security deposits, first month's rent and any other move-in funds are set out in the lease and are handled in accordance with the Pennsylvania Landlord and Tenant Act and other applicable law, including its limits on the total amount of a deposit and its requirements for how deposits are held and returned.
The security deposit is generally one month of rent, plus a $200 pet deposit for accepted pets, which is refundable if there are no issues with the pet. For applicants who do not fully meet the standard screening requirements, we may ask for last month's rent in advance, to the extent permitted by law and in a total amount that stays within Pennsylvania's limits on deposits and advance rent.
Deductions from a deposit, where allowed by law, may cover unpaid rent and fees, damage beyond normal wear and tear, cleaning needed to return the unit to its move-in condition, and other amounts owed under the lease. Final accounting and any refund will be provided in writing within the time required by law after the tenant vacates and provides a forwarding address.
Pets and Assistance Animals
Pet applications are reviewed case by case. Dogs and cats may be permitted, subject to approval at the sole discretion of the landlord, and no pets over 30 lbs. are allowed. Approval for one pet is not approval for any other pet, and the landlord may deny, limit or revoke permission for any animal, as permitted by law. Breed, size, weight and number limits may apply.
Where a pet is approved, a $200 pet deposit and a $50 monthly pet fee apply. The pet deposit is refunded if there are no issues with the pet, and any deductions are limited to pet-related damage and amounts owed as permitted by law. The monthly pet fee is charged in addition to rent and is non-refundable. All amounts are also stated in the pet addendum and lease. Every pet must be disclosed and approved in writing before it lives in or visits the home for any extended period, and the tenant must sign a pet addendum. Keeping an unapproved pet is a lease violation.
Tenants are responsible for their pets, including noise, waste cleanup, licensing and vaccination as required by law, leashing in common areas, and any injury, damage or cost caused by a pet. Pet fees do not limit a tenant's responsibility for damage, and the security deposit may be applied to pet damage as permitted by law.
Service animals and emotional support animals are not pets under fair housing law, and the weight limit and pet fees and deposits do not apply to them. We review requests for assistance animals as reasonable accommodations, and we do not charge pet fees or pet rent for them. Tenants remain responsible for damage caused by any animal.
Our Companies and Lease Parties
"Chesco Residential" is a trade name used for the property management and leasing of homes owned by several related companies, including affiliates and subsidiaries. A property may be owned by, and a lease may be signed with, a different legal entity than the name that appears on this website, and that entity will be named as the landlord in your lease.
Regardless of which entity is named as landlord, the property is managed and operated under the Chesco Residential name, and the staff you deal with for leasing, maintenance, payments and notices will be Chesco Residential personnel. References on this site to "Chesco Residential," "we," "us" and "our" include the owning entity named in your lease and its affiliates, managers, employees and agents, as the context requires.
Your lease controls which entity is your landlord, where rent is to be paid and where legal notices are to be sent. Each entity is a separate legal person, and nothing on this site makes any one entity responsible for the obligations of another.
Tours, Showings and Safety
Anyone who visits a property, in person or virtually, does so at their own risk. Visitors should use caution on stairs, entrances, parking areas, yards and any area under repair or renovation. We are not responsible for injury or loss that occurs during a tour or visit, except as required by law.
Occupied units are shown only with proper notice to the current tenant, as required by law and the lease. Please do not enter or approach any property or unit without an appointment.
Maintenance Requests and Emergencies
Non-emergency maintenance requests should be submitted through our maintenance request form or portal. Requests are handled in the order received and according to urgency.
For fire, gas smell, flooding, medical emergencies, crime or any danger to life or safety, call 911 first. Do not rely on this website, email or any online form to report an emergency.

Our site links to third-party websites and services, including Zillow, Google Maps, application and payment processors, and screening vendors. We do not own or control these sites and are not responsible for their content, accuracy, availability, privacy practices or terms. Electronic Communications and Consent
By providing your phone number or email address through this site, an inquiry or an application, you consent to be contacted about your inquiry, application, tenancy or the property by phone, text message and email, including with automated technology where permitted by law. You agree that electronic signatures and electronic delivery of notices and documents are valid where permitted by law.
Please do not send sensitive information such as Social Security numbers, bank details or payment card numbers by regular email or through the general contact form.

Nothing on this site limits any right you have under law that cannot be waived, or any obligation we have under a signed lease.
